The same developer behind the redevelopment of the former Lexington Technology Park in North Point Breeze has its eye on another major project in the East End.
6550 Hamilton Partners LLC is pitching a plan to convert a two-story warehouse at 6550 Hamilton Ave. in Larimer into 53,000 square feet of high-bay tech-flex office space.
Transtar Industries, a global supplier of transmission and driveline-related products, is currently a tenant in the building.
The warehouse is located behind Bakery Square in an area that some believe is primed for the next wave of development in the East End.
6550 Hamilton Partners is requesting a $4 million state redevelopment assistance capital grant to help with the conversion.
Al Lardo, a principal with 6550 Hamilton Partners, confirmed the basic details of the venture Tuesday.
Initial engineering and architectural design details have been completed, and the general contracting work is out to bid, Mr. Lardo said. He is hoping to start construction in the fourth quarter this year.
6550 Hamilton Partners also had a “positive initial meeting” with the Larimer Consensus Group earlier this month and is working with the city to get the approvals it needs for the renovations, Mr. Lardo said.
“We view this significant capital investment in the Larimer neighborhood as timely and accretive to the recent expansion of Bakery Square,” he said.
“In fact, this will be our third project investment on Hamilton Avenue in the past four years; needless to say, we believe in this neighborhood.”
The developer also has done an office development and a retail and gym project about a block away from its latest endeavor.
6550 Hamilton Partners is teaming with Next Architecture and ForeFront Development Group on the project.
About a mile away, the same developer, operating under the name Rockwell Park Development, is converting part of the former Lexington Technology Park into office and other uses.
The new development, known as Rockwell Park, will feature 800,000 square feet of Class A office and flexible and advanced manufacturing space as well as restaurants and experiential retail.
Overall, the mixed-use project will span eight buildings along Thomas Boulevard, Penn Avenue, and North Lexington Street, including two from the former Lexington park.
One of those buildings will be incorporated into the first phase of the Rockwell Park redevelopment, and the other will join the second phase.
Beyond the office uses, the 24-acre Rockwell Park will include up to 100,000 square feet of retail.
Current tenants at Rockwell Park include Carnegie Mellon University School of Drama, BirdBrain Technologies, Lifeware Labs, Near Earth Autonomy, and East End Food Co-op. M*Modal, a local division of 3M, is moving into 53,000 square feet of space at the end of the month.

Part of the request is for the development of 50 townhomes and 100 apartments with structured parking on another piece of the Lexington Technology Park site.
