Entitlement

This early stage of development involves the process in which the developer seeks to obtain the governmental approval for a project and is a critical item for preserving the project schedule.

Contract Management
Contract implementation and negotiation is an essential part of all real estate development. ForeFront is well-positioned, through our experience and analytical approach, to negotiate a wide variety of engagements including construction contracts, property encumbrances, and lease agreements.
COMMERCIAL MIXED-USE DEVELOPMENT – $100 MM
Adaptive reuse of eight existing buildings situated on a 24-acre campus in East Pittsburgh. This project includes Class-A Office, Retail, Light Industrial & Flex-Office Space totaling over 800,000 SF.
RESIDENTIAL CONDOMINIUMS – $80 MM
Developed multiple projects comprised of over 150 Luxury Residential Condominiums located in downtown Pittsburgh. Each project incorporated high-end residential finishes with a meticulous level of customization.
OFFICE, HOTEL, RETAIL & PARKING HIGH-RISE – $100 MM
Ground-up, 18-story high-rise in the center of downtown Pittsburgh consisting of more than 400,000 SF. The project includes Class-A Office, Hotel, and Ground Floor Retail supported by a structured Parking Garage. Project received LEED certification.
LUXURY APARTMENTS – $40 MM
Conversion of a 16-story office building into over 200 Luxury Residential Apartments and 250 Parking spaces.
HISTORIC, MIXED-USE RENOVATION – $40 MM
Adaptive, historic reuse of seven individual buildings combined into one mixed-use property containing Apartments, a full-service Fitness Center, Retail space, and underground Parking. Project received LEED Gold certification and National Historic Preservation approval.
PARKING GARAGE – $30 MM
Newly constructed, 7-story structure utilizing precast concrete and deep foundations. The project includes a 580-space Parking Garage and 25,000 SF of Retail space.
RESIDENTIAL LAND DEVELOPMENT
Acquisition, development, and disposition of vacant land for residential single-family and multi-family home construction.
